Chennai is hard on buildings. Salt air off the coast, ten weeks of monsoon, and a long stretch of heat that finds every weakness in a wall.

So we specify for that: laterite and weathered teak where the sea reaches, oxide floors that look better after a decade of use than they did on handover day, and lime plaster that lets a wall dry out instead of trapping damp behind it.
